Construction Loans:

The construction rate is prime plus 2%. The mortgage rate can be locked in for 60 days without a fee or longer with a fee.

The construction costs are 1% origination, appraisal $350, credit report $52, title company fees including construction title insurance are $200 plus $1/1000 of loan, flood cert $16, recording fees $50.

The costs for the final mortgage are appraisal review fee $50, title company fees $170 plus title insurance (based on loan amount), processing fee $175, underwriting $250, tax service $70, improvement location survey, recording fees $50. Borrowers have the option of paying points to lower the final mortgage rate.

Loan can be up to 95% of appraised value.
